My name is Rob Chopra. I am a husband, the owner of Modern Image Properties Inc., a Real Estate Investor, and a Mortgage Agent. I have been investing in real estate since 2012.

It is a common fact that investing in real estate is a great way to build wealth. I have a strong passion for real estate investing and all the duties that come with being a business owner. Although I have a passion for real estate investing, my true passion is being able to spend time with my family, my friends, and living a life of abundance on my terms. This includes traveling, visiting my parents and family in Nova Scotia, and fulfilling my life with memorable experiences alongside my wife, Jenn. Through real estate investing, this is reality.

 I was brought up in a loving family where my parents worked very hard as teachers, to provide my two sisters and me with a life where we didn’t have to worry about where food was going to come from, how our activities would be paid for, along with taking us on a yearly vacation. But, the way our parents did raise us to learn about being financially stable was, to go to school, study hard, get a degree/diploma, get a good job, work for 30 years, and hope that you have enough of a “nest egg” saved up for retirement. My parents did not teach us about other investment vehicles such as real estate, as their financial advisor had always told them the safe path to investing for retirement is through RRSP’s, LIRA’s, Mutual Funds, GIC’s, and the list goes on. Only to realize, that the gains on these investments are minimal, and the fees that are paid on these types of investments are astronomical. They retired at the age of 55 and have since been living on a pension, being forced to make sure their “nest egg” lasts. This is often referred to as the “rat race”. As a good son, I followed my parent’s advice. Recently during my working career, I realized that I am caught in the “rat race”, as well. It was time to get out!

Owning rental properties has always been my goal. My background has given me a deep appreciation and understanding of real estate investing. I have taken the time to educate myself through various curriculum programs, along with attending various workshops, seminars, meetups, and real estate-related events, which I continue to do. Through this, I have built a solid team and network of other like-minded individuals. I live and breathe real estate daily. I can see the light at the end of the tunnel, and I look forward to bringing you on this journey.

My Business Model – Buy and Hold, Residential Properties

 There are various ways to invest in real estate. Investors will explore various strategies such as fix and flip, lease options (rent-to-own), commercial properties, short-term rentals (Airbnb, VRBO), wholesaling, and single-family/multifamily investing. For an investor to execute any of these strategies successfully, they must understand ways to finance a deal creatively, negotiate an acceptable purchase and sale price for all parties involved, and understand the legalities for which municipalities and governing bodies enforce.

 Personally, my belief is that wealth is created through holding real estate long-term. Although all the above strategies are great and create different income streams, each strategy has its pros and cons. I believe real money is made when an investor is strategic and sophisticated enough to understand the rewards and value of long-term investing.

 Finding nice houses in nice neighborhoods, filling them with tenants, and having these tenants pay down the mortgage every month is what helps create wealth. I specialize in finding opportunities with the help of my team, along with executing various strategies from start to finish, ensuring a positive experience for my partners and me. I strive to create opportunities for investors who want to attain wealth and financial freedom through a hands-off approach, through real estate.
